DBS is looking for a dedicated and skilled Maintenance Tech / Building Attendant to join a condominium in Shore Drive. In this essential role, you will maintain the building and grounds, establish preventative maintenance policies, and provide Class A customer service to elevate the property.

Job title: Maintenance Tech / Building Attendant

Reports to: Condo Board POC and Association Manager

General purpose: To maintain the building and grounds, establish and administer preventative maintenance policies, provide Class A customer service, and elevate the property to a premier place to live on the Chesapeake Bay.

Overall scope of position:

1. Perform routine preventative maintenance to ensure equipment and building systems operate properly to preserve the overall integrity of the building.

2. Serve as the point of contact for contractors in the building; schedule with contractors while on duty.

3. Inspect common areas before and after contractors have completed work, report any damage, and potentially make repairs to damaged areas.

4. Walk property for trash pickup.

5. Sweep up leaves and debris in the garage as necessary. Vacuum mailroom and elevator foot mats.

6. Inspect garage, exterior, and common area lighting; relamp as necessary.

7. Inspect all common areas for cleanliness and problems.

8. Periodically inspect the fire sprinkler room, electrical room, elevator room, gas meter stockade area, and pool pump room.

9. Monitor HVAC temperatures/performance in building common areas.

10. Serve as the point of contact for roof access; periodically inspect roof drains and equipment.

11. Monitor entry doors to the building for proper operation.

12. Monitor the mailroom and elevators for cleanliness and problems.

13. Monitor trash dumpsters in the garage; sweep/pick up any trash left on the floor and empty all common area trash containers as necessary.

14. Monitor the Clubroom, workout room, and all trash chute rooms for cleanliness and problems; empty Clubroom and workout room trash cans as necessary.

15. Monitor the garage automobile gate for proper operation.

16. Reset elevators as required (instructions will be provided).

17. Tag out equipment as necessary.

18. Provide a monthly maintenance report for management and complete all required logs.

19. Develop and follow a preventative maintenance schedule.

20. Perform in-unit maintenance as directed by the Management Office.

Role qualifications, skills and experience:

1. Maintain active Workers' Compensation and Liability Insurance policies.

2. Possess a working knowledge of tools (power and manual), materials, methods, and practices used in building maintenance and construction; able to meet the physical demands associated with such work.

3. Knowledgeable in occupational hazards and safety precautions.

4. Ability to read and understand Safety Data Sheets (SDS/MSDS) for chemicals used in this position.

5. Must possess a strong work ethic, positive attitude, and good initiative.

6. Able to work independently with little or no supervision.

General:

• Experience: Prefer 3 years of previous work experience in building maintenance and construction.

• Physical & Policy Requirements: Must be able to meet the physical demands and work environment associated with performing all essential functions; must adhere to all management and condominium policies.

• Background Check: Must pass a background check and interview. No felonies or drug use accepted.

• Job Type: Part-time (3 or 4 six-hour days per week as an independent contractor). 20-24 hrs a week.

• Hourly rate: $22 – $25 per hour (depending on experience).
  
  Important: Upon going permanent, the employee will be an independent contractor with the condominium, and will need to purchase Workman's Comp. Condominium may contribute some of the money going towards the policy.
